It's a sellers market! Buyers are looking, but inventory's low. So what are you waiting for? If you've considered listing your home for sale, there's no better time than now. But don't just list your home for sale. Get it SOLD with these simple budget-friendly home staging tips!

Let the Lighting Sell Your Home

A well-lit or strategically lit home can really make a difference in the overall appearance of your home. Let in natural light to make your home feel more open and inviting. Install mood lighting based on the use of each room. For example, you may consider installing a dimmer in your living room and bedroom to set a more ambiant feel. For kitchens, you can install under cabinet lighting for more utility lighting in this essential work space.

Give Your Bathroom a Quick Facelift

Since one of the main rooms buyers will want a small piece of luxury in is the bathroom, spend a little time bringing yours up-to-date. This doesn't mean do a complete gut and remodel. You can upgrade your bathroom quickly and inexpensively by replacing hardware in your shower, freshening up with a new coat of paint, and add a splash of color with some fresh new shower curtain!

Get Rid of Any Outdated Decor

While they may be sentimental to you, outdated decor can make your home seem older than it actually is. Since "older" is often aligned with "high maintenance", this may be a turn off to potential buyers. Remember, when in doubt, take it out. If you're not sure how others may feel about something in your decor, err on the side of caution and just go ahead and remove it.

Organize Your Storage Space

A big factor that buyers look at when shopping homes is the amount of storage that's available. You may have huge walk-in closets and additional storage in your home, but if they're all crammed full of stuff a buyer might see that as you don't have enough room for your stuff in this house. In turn they may feel like they won't either. Rather than leaving your closets packed to the brim, slim them down and organize them neatly so potential buyers can see the available space your home has to offer!

With these simple budget-friendly staging tips, you'll be well on your way to creating a vision that buyers can see themselves living in. If you're thinking about selling your home at the Lake of the Ozarks, don't forget to talk to an experienced real estate agent before listing your home. I'd be happy to help you get your home sold!
